London and Dubai in the Alps

The luxury winter market

London and Dubai invest in the Alps. This is the latest innovation to emerge in the real estate world. The reference market is not the standard one, but the luxury one. The index collected by the main statistical institutes, traces the prices for the most niche real estate types, such as chalets in ski resorts in the French and Swiss Alps.
But let’s go into detail, today, of this phenomenon, to better analyze the effects but especially the causes.

Yields

Why the Alps? The cases in the Alpine areas, have recorded much better yields than other similar locations, for climate and environment around the world! In particular, the ski houses, have also received an increase in prices (of course) equal to 20% in recent years. This figure was fundamental, as it reported a shift of the “champions” of luxury resorts, such as Geneva, Saint Tropez, Monaco. But what facilitates growth? And why are London and Dubai concentrating on the Alps?

The relationship

According to the main economists of the sector, the pillars that allow the continuous growth of these places, are the following:

  • Easy accessibility
  • Low mortgage rates
  • Facilitated rental
  • Prices tend to be stable or rising
  • Excellent prospects for a relaunch

No wonder, the luxury segment found itself more than facilitated, when faced with so many opportunities.

This is what the main buyers have said in the first place. In addition to a totally different way of life, we are also looking at the medium to long-term guarantee of the investment itself.

What can I say, a ‘good opportunity that results in a shift of capital not indifferent, given that this is a segment that, basically, is rich.

But who are the holders of the London and Dubai wealth?
The rich Indians have full market power in London and Dubai. Residents of both Dubai and London, the wealthiest of them, obviously wish to relocate to these areas or, simply, invest in an alternative but stable real estate.

We know that, despite the fact that these are large portfolios, it is not easy nowadays to find stable areas at political and economic level in which to invest.
Especially when there is a great deal of capital to move around, it is self-evident that more guarantees are being sought.

But what are the future paths on which the voices of international real estate will go? Since we cannot currently give an accredited answer, we invite you to follow the various market developments on our blog!
