The last year has been decisive for the Dutch real estate. In particular, in terms of investments, capital flows of about 9.4 billion Euros were recorded. But above all, what are the forecasts for the Dutch real estate in 2020? To answer these questions, we decided to create our own article oriented to a detailed analysis of the current Dutch real estate. Let’s start with the analysis of the investors of the Dutch real estate. What are they doing? First and foremost, it is international investors who are playing a key role, especially in relation to buying and selling contracts. Why is there such a strong interest? One reason can be attributed to economic strength and the high level of environmental, economic and social sustainability.
For this reason, transactions have increased by 4 billion euros since the beginning of 2019. In percentage terms, we are talking about 40 %.

But what gives impetus to the new development in the Dutch real estate ? It is not only foreign portfolios that generate attractive profits. Domestic investors have also played a key role. Let’s find out how! In 2019, some 47,000 previously rented homes were sold. This means that real estate has been demobilised as a result of ever-increasing demand. The need for second homes has therefore played a key role.

And the prices?

Despite an almost positive trend, property prices continue to rise. But why is the Dutch real estate market still attractive in spite of all this? Precisely because of the value recognized by potential investors, to have a property owned in the Netherlands.
Thanks to the large amount of capital available, investors approaching the Dutch real estate market are aware of the expenses to be incurred. For this reason, it is not surprising that, in recent years, the rise in prices has not discouraged investors. Average prices have risen by 7.6% year-on-year, but, to encourage investors affect the low interest rates.

An open nation

The Netherlands is therefore an open nation, both culturally speaking, but also in terms of commercial transactions of all kinds. It is therefore not surprising that, in recent years, it has been the subject of very large tourist flows, such as to bring significant capital to structures such as holiday homes or, simply, to sign lease agreements.
Millennials are the focal point, but there are also investors later in life, who relate well to the dynamics of Dutch real estate.
