Let us begin by understanding why the Milanese residential sector is going through a critical period, but especially since when.
In the last five years, living in Milan, has required from the data of the demand, the occupation of spaces less modern but more social. To better understand this concept, we must insert a term that is quite exemplary: coworking. The phenomenon of coworking involves the need to unite totally distinct places in terms of function, to save space and to ensure areas where you can socialize within the home.


So goodbye to extremely modern condominiums and the most fluid spaces. From this simple reversal of course, the hunt for smaller houses (and automatically new construction) has started, leaving the larger ones to the luxury segment (because the prices of the same have increased).
The result has been a peak of interest in small properties but, as far as we can see, they are not sufficient to meet the demand.

The rental market

Even at the level of leases, it seems that the Milanese real estate market has undergone a strong increase. Even in predictions of major events (inevitable in Milan) and many students (foreigners and not) who have moved to the beautiful city of northern Italy, the segment that emerges is that of rents. We also remember the possibility (emerging) to opt for short rentals (preferred option for business customers) which, however, risk causing cracks in the social fabric of Milan. The lack, therefore, of creating stable and strong relationships, since everything is based on continuous change.

Sales volumes : the numbers

But what are the sales volumes of Milanese real estate?
In numerical terms, we are talking about a 15% drop in interest in standard and new housing units, to meet, as stated earlier, more versatile spaces.
Despite this, the average number of apartments with these peculiarities has increased significantly compared to other years.

The areas in which the phenomenon is most concentrated are different. For sales in 2019 , please note :

  • Area of the ring road (80%)
  • Bastions (9%)
  • Center (10%)
